Data Licences

Every figure in a Buyer Folio derives from a named public dataset. This page records the licence each one is used under and the attribution it requires. If you believe an attribution here is incomplete, write to team@settleiq.co.uk and it will be corrected.

Open Government Licence v3.0

The majority of the datasets below are public sector information licensed under the Open Government Licence v3.0. Use of this information does not imply endorsement by the licensor.

HM Land Registry

Contains HM Land Registry data © Crown copyright and database right 2026. This data is licensed under the Open Government Licence v3.0. Price Paid Data tracks residential property sales in England and Wales lodged for registration; it does not include commercial transactions, transfers not for value, or sales that have not yet completed registration.

UK House Price Index

The UK House Price Index is produced jointly by HM Land Registry, the Office for National Statistics, Registers of Scotland and Land & Property Services Northern Ireland, and is licensed under the Open Government Licence v3.0. A Folio uses the England series only, at local-authority and month resolution, to time-adjust historical sales to the present. The index is periodically revised by its publishers as late registrations are absorbed; a Folio therefore states the index vintage it used alongside the extraction date.

National Statistics Postcode Lookup (ONS)

Environment Agency

National Flood Risk Assessment data © Environment Agency copyright, licensed under the Open Government Licence v3.0. Flood risk classifications are indicative and are drawn from the published NaFRA dataset rather than a site-specific survey; they should not be read as a substitute for a conveyancer's own flood searches.

Historic England

National Heritage List for England data © Historic England, licensed under the Open Government Licence v3.0. Listing entries are reproduced as published; the definitive record for any specific listing remains the one held by Historic England.

Department for Education / Ofsted

School record and inspection-grade data © Crown copyright and database right (Department for Education), and © Crown copyright (Ofsted), licensed under the Open Government Licence v3.0. Inspection grades reflect the most recent published report at the stated extraction date and may have changed since.

Energy Performance of Buildings Register

Energy Performance Certificate data © Crown copyright and database right (Ministry of Housing, Communities and Local Government), licensed under the Open Government Licence v3.0 and accessed under the separate terms of use accepted on registration for the Open Data Communities EPC API. Those terms permit commercial use with attribution and require that the data is not presented in a way that implies MHCLG endorsement.

An EPC records the assessor's measurement on the date of the assessment, not the property's condition today: floor area, glazing and heating may all have changed since, and certificates lapse after ten years. Because floor area is the figure the anchor rests on, a Folio cross-checks it rather than accepting a single certificate at face value, and says so in the section that uses it.

Ofcom

Coverage data © Ofcom, licensed under the Open Government Licence v3.0. Coverage for each address is retrieved individually via Ofcom's approved API — one query per address, not a bulk download — which is free to use once access is approved.

British Geological Survey / UK Health Security Agency

Radon potential classification is drawn from the BGS/UKHSA Indicative Atlas of Radon, licensed under the Open Government Licence v3.0 and explicitly free for commercial use — no separate signed licence is required. This is the coarser of BGS's two radon products: it classifies risk by 1km grid square rather than by individual property, so a Folio's radon figure reflects the general area a property sits in rather than a property-specific reading.

OpenStreetMap

Amenity and context data © OpenStreetMap contributors, available under the Open Database Licence (ODbL) v1.0.

A Buyer Folio is a Produced Work under the ODbL — a document rendered from the data, not a database — so the licence's requirement is attribution, which is given above and in every folio that draws on it. The ODbL's share-alike condition applies to a Derivative Database, which is a different thing: if we were to publish or otherwise convey a database derived from OpenStreetMap, that database would be offered under the ODbL. We do not currently do so.

The Council Tax Valuation List (Valuation Office Agency), Energy Performance of Buildings Register and planning/conservation-area data (Ministry of Housing, Communities and Local Government), Indices of Multiple Deprivation (MHCLG), and National Public Transport Access Nodes (Department for Transport) are each © Crown copyright and database right, licensed under the Open Government Licence v3.0, with no additional restriction beyond the standard OGL attribution above.

Full dataset register

Currency and error

Public datasets are refreshed on their publishers' own schedules and are not error-free. A Buyer Folio states the extraction date for each dataset it uses. Where a folio's conclusion is sensitive to a value that may be stale or disputed, the folio says so in the section that relies on it rather than in a general disclaimer.
