Data Licences

Every figure in a Buyer Folio derives from a named public dataset. This page records the licence each one is used under and the attribution it requires. If you believe an attribution here is incomplete, write to team@settleiq.co.uk and it will be corrected.

Licence types

Open Government Licence v3.0. The majority of datasets are public sector information licensed under this framework. Use of this information does not imply endorsement by the licensor.

Open Database Licence (ODbL) v1.0. Used for OpenStreetMap data.

Dataset attributions

HM Land Registry. Contains HM Land Registry data © Crown copyright and database right 2026. Licensed under OGL v3.0. Price Paid Data tracks residential property sales in England and Wales lodged for registration; it does not include commercial transactions, transfers not for value, or sales that have not yet completed registration.

UK House Price Index. Produced jointly by HM Land Registry, the Office for National Statistics, Registers of Scotland and Land & Property Services Northern Ireland. England series only, at local-authority and month resolution. The index is periodically revised by its publishers as late registrations are absorbed.

National Statistics Postcode Lookup (ONS). Contains OS data and Royal Mail data. Licensed under OGL v3.0.

Environment Agency — flood risk. National Flood Risk Assessment data, and Risk of Flooding from Surface Water data. © Environment Agency copyright and/or database right 2026. Licensed under OGL v3.0. Flood risk classifications are indicative and are drawn from the published datasets rather than a site-specific survey.

Historic England. National Heritage List for England data. Listing entries are reproduced as published; the definitive record for any specific listing remains the one held by Historic England.

Department for Education / Ofsted. School records and inspection grades. Inspection grades reflect the most recent published report at the stated extraction date and may have changed since.

Energy Performance of Buildings Register. Crown copyright data accessed via the Open Data Communities EPC API. Licensed under OGL v3.0. An EPC records the assessor's measurement on the date of the assessment, not the property's condition today.

Ofcom. Coverage data licensed under OGL v3.0. Coverage for each address is retrieved individually via Ofcom's approved API — one query per address, not a bulk download — which is free to use once access is approved.

British Geological Survey / UK Health Security Agency. Radon potential classification from the Indicative Atlas of Radon. Licensed under OGL v3.0. This is the coarser of BGS's two radon products: it classifies risk by 1km grid square rather than by individual property.

Office for National Statistics — private rents. Price Index of Private Rents. Source: Office for National Statistics, licensed under OGL v3.0.

Defra — noise. Strategic noise mapping. © Crown copyright, licensed under OGL v3.0. Noise levels are modelled for the mapped sources, not measured at the address.

OpenStreetMap. Amenity and context data © OpenStreetMap contributors, under the Open Database Licence v1.0. A Buyer Folio is a Produced Work under the ODbL — a document rendered from the data, not a database.

HM Land Registry — INSPIRE Index Polygons. Used to measure the plot a freehold house stands on. This information is subject to Crown copyright and database rights 2026 and is reproduced with the permission of HM Land Registry. The polygons (including the associated geometry, namely x, y co-ordinates) are subject to Crown copyright and database rights 2026 Ordnance Survey AC0000851063. Licensed under OGL v3.0; conditions of use. A polygon shows the indicative extent of a registered title, not its legal boundary.

Ordnance Survey — OS Open UPRN and OS Open USRN. Used to identify each property and the street it stands on. Contains OS data © Crown copyright and database right 2026. Licensed under OGL v3.0.

Other Crown copyright sources. Council Tax Valuation List, planning and conservation-area data, Indices of Multiple Deprivation, and National Public Transport Access Nodes are all licensed under OGL v3.0.

Currency and errors

Public datasets are refreshed on their publishers' own schedules and are not error-free. A Buyer Folio states the extraction date for each dataset it uses.
